The brief called for a row of 3- & 4-bedroom terraces with attached double garages with simple roof forms
27-33 Mapou Rd (corner with Rarahu Rd),
Client name: Universal Homes Ltd
The brief called for a row of 3- & 4-bedroom terraces with attached double garages with simple roof forms (no membrane, parapet or internal gutters etc). The design of the block comprises two typologies (with larger end units) mirrored between Lots 27 & 28 fronting Mapou Street to the south and have their private outdoor courts to the North. One of the main drivers for the design was to articulate the street façade with full, double height glazing (providing abundant natural light deep into the building) and balconies off the main bedrooms (providing passive surveillance and street activation) to create a strong rhythm of gabled forms with deep, dark reveals.
The rear north facing outdoor courts are generous, well-proportioned level spaces leading directly off the living room. The integrated double garaging enables positioning of the stair core to be in line and at the front of the unit providing a brilliant double height glazed entrance. The ground floor offers flexible living with a generous centralised kitchen, dining and interchangeable living and family rooms. The end units have the dining open directly onto a small court which links both the front and rear yards. Architecturally, the aesthetic is considered and robust in design; strong contrasts in colour, texture and proportion resulting in a pertinent, contemporary response to the brief and its context.
The units are serviced off the rear laneway and have 3,000l stormwater tanks used
to collect and reticulate grey water (from the roofs) for use in flushing toilets, laundry and irrigation. Heat pump hotwater cylinders and gas for cooking are some examples of energy saving initiatives.
